The Dream
Quite often hear people say that only the third self-built house has finally taken it, what is desired. This is mostly to the fact that the house builder can not necessarily understand the plans on paper or cant express the dream which is to be built clearly enough to the designer and therefor even a professional designer does not necessarily get it onto paper the way as desired. In addition, the designer must also take into account existing laws and regulations and this sometimes causes conflicts with a dream.
House design starts with the three important things:
- Plot
- Family's individual needs
- Budget
Those three things when you reconcile, the realization of the dream is getting closer. The plot defines the building, the basement-1-1 ½ -2 floors without affecting the direction of rooms and through residential amenity, etc.
The most difficult thing is many times knowing own needs and values and telling them to the designer. Does one want large bedrooms or walk in closets? Is it better to have kitchen without or with a door, so can close it while cooking to keep fragrance of food in the kitchen. What is the current age and number of children, and what is the situation 10 years from now.
Budget is also often difficult to grasp. Many over value own work over the value and volume of it: how much is there really time to work on the construcktion site after normal work and also some time should be saved for hobbies and free time. Studies show that up to 80% of builders budget is exceeded. Mainly the total budget is defined at the design stage, thus avoiding unpleasant surprises.
Then, when we know roughly what is desired to fullfill the dream, need to get on the same wavelength with the designer, so the dream may be conferred viable building. After the layout and facades begin to take shape starts concealed affairs planning. HVACEA the most important. House technology can and will directly affect to housing costs and living satisfaction. The important entity formed by these plans is too often overlooked. But when all plans are on paper, the dream is much closer.
